Agents who create their own listing descriptions know this feeling, too. But it doesn’t have to last longer. Because burgeoning technology can help you get rid of your creative angst.
By now, you’ve probably heard of ChatGPT, an artificial intelligence writing tool. This is a bot that can assemble a few lines of relatively cohesive copy using simple prompts. Inman used the bot to test how it reacts to real estate news headlines. The results were very positive and prompted us to consider what other options we have and how we can help agents who are having trouble filling out the property description field in MLS.
What makes a good listing description?
A provocative property description should not simply repeat what the person searched for. I need to complete the picture. A homebuyer has a basic image of a home and the agent should write why the home is better than comparable homes. This requires some creativity and sales tact, and is therefore a challenging undertaking. Additionally, sellers should love you as much as search engines.
Before you jump into bed with your bot because you’re stuck in creative work, consider the following resources as traction.

Nila June will be reviewed by Inman in 2021, and its founder, Greg Williams, continues to be the authoritative source on this new software category and the larger topic of natural language processing.
Nile June is as easy as software. No CRM integration, no drip campaign tools, no bold mobile-inspired user interface. The software uses logic-based HTML forms (meaning forms show or hide follow-up fields based on previous responses) to get contextual data about properties. Two editions are available for each property. A short version for MLS input and a longer version for use in marketing materials and his website.
Williams is a writer, so he developed the product to integrate synonyms, original phrasing, and more engaging language. it shows.

jasper It may be the mainstream of AI-based copywriters. It advertises its use in many other business use cases such as marketing content, Google Ads headlines, social media captions, support chats, blog posts, email newsletters, and more. It works in 26 languages and seems more suitable for large organizations where content creation is an essential business function. The lowest level subscription is $40/month. Again, good copywriters typically cost well over $100 an hour.
wrist assist
wrist assist is located outside New Zealand and its principals attended Inman Connect Las Vegas to explore market acceptance for their products.
This software is unique in the way it collects data about your home using uploaded images and data collected from a tagging system. To generate the description, the user clicks on the feature tag for each room or key area included while adding some manual terms to the list. Then briefly describe the location, review and edit the results. Edit section by section or quickly regenerate the whole as needed. ListAssist then asks each user to rank their copy as a form of in-app feedback.
ListAssist, like Nila June, is focused on real estate, so if the company decides to enter the US market, it should pick up momentum pretty quickly.
Boo
Boo It boasts some great features that might appeal to agents who actually like to write but need a mental boost from time to time. It uses the engine and Markdown code (in-script commands for formatting text) to help you get your thoughts onto the screen quickly.
With a set of commands, templates, and even an in-app search (perfect for learning about nearby amenities), users can quickly create extensive marketing elements. Boo is a great value add for marketing staff to create video scripts and long form home descriptions.
Listing AI
from Canada, ListingAi It’s also real estate centric, pumps out real estate, and has a burgeoning social media takeover. It provides an interface to a series of simple radio button selection fields and a 200-character limit text entry field for gathering home information. Simplify. You’ll also be asked if you want the overall tone of your description to be “neutral” or “creative.”
But when I used it to create a description of my house, I found that it mostly linked to exactly what I typed. Again, the purpose of these tools is to save you time and make you do things you don’t want to do. In that regard, ListingAI may be just what you need.
It’s not unreasonable to think that it will be this time next year. This list can get long and some of its entries are common components of the marketing stack. The real power here is continuous improvement, which improves as more people use it, whether it’s in real estate or manufacturing mufflers.
It doesn’t matter how the automation is applied, it just gets better every time.
